If you are a business owner Under the Gas Safety (installation and use) Regulation Act (1998) you are liable for the gas installation (appliances, meters and pipework) in your commercial property.
If you are a landlord you have a legal requirement to have a Landlord Gas Safety Record (LGSR) or, as it is commonly known a, “CP12” for sites where people sleep on the premises. This safety check must be done

All work is carried out by qualified engineers within 42 days after the contract start day for customers new to British Gas & 42 days after the renewal date for existing British Gas customers.
Site safety checks are carried out Mon-Fri 8am to 5pm at a date and time that is convenient for you. Checks are carried out every year by experienced fully-trained British Gas engineers.

The service does not include the cost of any repairs that may be needed. However, if faults are identified, you will be entitled to discounted repair rates from British Gas.
