Gas Safety Tariff – Keep your gas appliances safe

No one wants to work in an unsafe environment and no business wants to be held responsible for lapses in safety. Regardless of whether you are a landlord or a tenant of a commercial property, as an employer you have a legal obligation to keep the gas installation within your property safe.

If you are a business owner Under the Gas Safety (installation and use) Regulation Act (1998) you are liable for the gas installation (appliances, meters and pipework) in your commercial property.

If you are a landlord you have a legal requirement to have a Landlord Gas Safety Record (LGSR) or, as it is commonly known a, “CP12” for sites where people sleep on the premises. This safety check must be done
annually and includes:

  • Residential premises provided for rent by local authorities, housing associations, private sector landlords, co-operatives, hostels.
  • Rooms let in: bed-sit accommodation, private households, bed and breakfast accommodation, hotels, care homes, universities, boarding schools and hospitals.
  • Rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

Utilitywise and British Gas: Keeping your gas appliances safe

We now offer a British Gas energy plan that includes a gas safety check, saving you the time and hassle of finding your own gas safety expert. All work is carried out by qualified engineers within 42 days after the contract start day for customers new to British Gas & 42 days after the renewal date for existing British Gas customers.

When is it carried out?

Site safety checks are carried out Monday to Friday, 8am to 5pm, at a date and time that is convenient for you. Checks are carried out every year by experienced fully-trained British Gas engineers.

The service is part of your energy price and every year includes:

  • A safety inspection on up to three gas appliances at the same site.
  • A “tightness test” on the gas pipework and meter to ensure you have no leaks.
  • British Gas Gas Safety Record OR Gas Safety Record for landlords containing details of what has been tested in the property, the state of the appliances, pipework and meters; plus notification of any issues requiring repair or replacement.

The service does not include the cost of any repairs that may be needed. However, if faults are identified, you will be entitled to discounted repair rates from British Gas.
